Upon booking, you affirm to have read & agree to comply with the rules/guidelines listed here, or as posted in the campground’s offices, and/or on the grounds or other site stated by the campground management and staff.
Booking & Cancellation
Must be 18 years of age or older to reserve a site or accommodation.
RV Regulations: RV’s must be 15 years or newer, in excellent condition and RVIA certified. Each RV is subject to management approval. Please contact the resort directly if you have any questions. No more than one RV is allowed per site.
RV Rates include four (4) people, each additional person over the age of six (6) are $5 per person per night. Maximum of six (6) people per reservation.
RV Rates include one habitable and two non-habitable vehicles. Additional vehicle parking may be available for a fee, please inquire with the campground.
Accommodation capacity maximums and pet-friendliness will be listed in each accommodation description.

There is a non-refundable booking fee per reservation. Please see the online reservation system for current fees.
Rates are subject to change without notice.
Stays less than 28 days are paid in full at time for booking. Full payment or enrollment in an authorized payment plan is required at the time of booking and is payable by credit card. By providing a credit card number, you are giving authorization for us to bill your credit card for the full amount, including any costs accrued while at the property, and outstanding balances not paid at the time of departure. All bookings must be paid in full no less than 30 days prior to arrival.
Monthly stays require a deposit of $500 due at time booking and will be applied toward the first month’s site fee. Any remaining balance due must be paid upon arrival.
Cash is not accepted for any overnight stay.
Modifications (change of dates, accommodation type, site location, and duration of stay) may be subject to availability. Current rates will apply.
Refunds are not provided for early departures, inclement weather or amenity closure.
Reservations canceled within 72 hours of 9am on scheduled arrival date will result in total forfeiture of deposit.
Reservations canceled more than 72 hours in advance of 9am on scheduled arrival date will be refunded less a $30 cancellation fee.

Sites & Accommodations
Please report any issues with your site to the Office.
One RV per site.

Quiet Hours are from 11pm-8am
Campground employees are prohibited to assist backing or positioning your RV. It is the Guest’s sole responsibility to ensure that the site will accommodate their specific trailer/RV and will not hit any branches, bollards, trees, etc. when navigating to and positioning RV on the campsite.
Utility connections are to be made at the assigned site only.
Sewer: All sewer connections must have an airtight seal as required by State & Federal law. All sewer hoses must be elevated and free of leaks. Guests must use septic-friendly tank treatment and RV toilet paper, no other chemicals or paper products including flushable wipes, paper towels or feminine products, grease/fats, diapers, cat litter, hazardous substances, syringes, etc. can enter the septic system. Position hose along the campsite pad and divert at the connection only. This allows the Campground to maintain the grass in an efficient manner.
Electric: We recommend the use of a surge protector. Plug your power cord in firmly with no space between the plug and the chosen receptacle using 1 receptacle only, either 30amp or 50amp (if available), but not both. Turn on the appropriate power breaker after the plug has been inserted. Excess cord must be coiled neatly on the site pad. When departing, turn the power breaker OFF before disconnecting your plug from the receptacle. EV charging is not allowed at any receptacle on the property unless there is a dedicated, authorized EV charging station installed.
Water: Recommend the use of a water pressure regulator. Excess hose must be coiled neatly on the site pad. Heated hoses are required to be used during periods of freezing weather.
Refuse: Refuse is limited to normal household trash, no large items. Please do not leave refuse out overnight or in any open container to avoid wildlife interaction.
Fire Pits: Never leave a campfire unattended and fully extinguish campfires when finished. Do not move fire pits from their location. Firewood brought in from outside the park is not allowed. All guests and Guests are responsible for fire safety to assure the safety of persons and prevent the escape of fires to grass and nearby wooded areas. No burning of bottles, cans, plastic, or metal.
Satellite Dish: Dish and all cabling must be within the confines of the Site and not posing a tripping hazard to anyone.
Generators: Use is prohibited except with written permission from Resort management for unique circumstances.
Picnic Tables: picnic tables are provided for your use at your own risk. Please do not move picnic tables. Please do not use portable grills on the picnic table without protecting the table from heat and splatter.

Please keep the campsite tidy and debris-free, including oil and mud.
Only outdoor or patio furniture and items intended for outside use are allowed outside the RV and must be kept to a minimum. Indoor furniture such as couches, recliners, and end tables are not permitted outside the RV.
Clutter and eyesores such as garbage, boxes, tools, wood, empty flowerpots, etc. are not permitted.
Windows must be covered with standard window treatments. No aluminum foil, flags, blankets, or similar items.
Flags of current nations, states, provinces, sports teams, military, and college affiliations are permitted. No other flags, signs, banners, placards or other visible displayed item(s) are permitted including political party, confederate flags, or flags containing profanity.
The following are not allowed on sites (including under the RV):
Winterization: Please winterize or otherwise protect your RV during freezing weather. Campground is not responsible for damages caused to RV by freezing conditions and further, Guest will be responsible for any damages to Campground property resulting from improper freeze protection of Guest’s RV + connections.
Please report any issues with your lodging accommodation to the Office.
CHECK-OUT: Accommodation check-out time is 11 am.

Pet Policy: Pet-friendly accommodations may be available for a fee of $30 per pet per stay with a maximum of 2 pets. Failure to disclose pet at time of check-in will result in a $250 fee.
At departure, the rental unit is to be left in a reasonably clean condition (broom swept), garbage is to be removed from the rental unit. All kitchens and kitchenettes are to be left clean, all dishes are to be washed and put away, and the microwave, fridge, stove and countertops are to be wiped clean.
Cleaning Fee: if the rental unit is left in an unreasonable condition, permitted a pet to occupy a rental unit not designated as pet-friendly or smoked in a rental unit, Management may charge credit card for the cost to thoroughly clean the rental unit ($250 minimum charge).
Any and all damages to the rental unit will be disclosed to the Office immediately or at checkout. All damages occurring to the rental unit during stay will be charged to the credit card on file after a thorough inspection has been made by Management. Damages for which Guest will be responsible include, but are not limited to: lost key(s), broken/lost TV/DVD/AC remote controls, broken items, discharged fire extinguishers (if not used for a fire), damaged/dented/bent appliances, furniture, cabinetry or dishes, writing on walls or bedding, window coverings and ripped or torn mattresses or covers. Replacement cost will vary depending on total damages.
Vehicles
Speed limit within the Campground is 5 mph. For the safety of all this rule is strictly enforced and applies to bicycles, e-bikes, scooters, etc.
All guests and vehicles must register at the office before occupying or proceeding to a site.
All vehicles must be current on their State Registration in the name of a site guest.
No sleeping in personal vehicles, or anywhere outside of RV.
All vehicles must have means to move within 2 hours of any request. Vehicles in a state of disrepair will not be allowed to remain on property.
One habitable and two non-habitable vehicles are allowed per site and must be parked completely on the campsite pad within the site. Please do not park on the grass, gravel, mulch, along the roadways, or in vacant sites.
Charging of an Electric Vehicle (EV) at any campsite whether occupied or not occupied is not allowed due to the significant load charging places on the electrical infrastructure.
ATVs, UTVs, and dirt bikes or similar motorized vehicles are not allowed to be operated on Campground property.
Extra vehicles, including boats and trailers, must park in designated parking areas and will incur an additional fee at the current market rate per vehicle. All vehicles must be registered at the Office upon arrival.
No RV or vehicle repairs or maintenance may be performed on the Campground’s property, except by approved Campground mobile services.
All vehicles must have current insurance in place at all times, including golf carts.
Anyone operating any motorized vehicle must have a valid driver’s license.
RV washing is permitted for a fee of $25 per RV including the use of mobile services. Fees must be paid at the Office and a wash pass must be displayed prior to washing. Please use a water restricting valve and auto shutoff nozzle.
Drive only on the roadways and never through an empty campsite.
All vehicular noise is to be kept to a minimum.
Right to Relocate: Campground Management has the right to move RVs, vehicles, or belongings without notice or liability in the event of an emergency, or when the Campground Management deems it necessary to enforce these Rules, or to address abandoned Vehicles, Recreational Vehicles, and the like.
Pets
Non-aggressive pets are welcome and must be registered at the Office upon arrival. There is a maximum of 3 pets per campsite and 2 pets per pet-friendly accommodations. Pet fees apply for pets in pet-friendly accommodations.
Pets must be kept on a maximum 6-foot leash at all times while within the property.
Pet kennels, pens, fencing, corrals, or crates, etc. are not permitted. Pets may not be left outside unattended.
Guests are responsible to “clean up” after their pet. All pet waste must be properly disposed of in a trash receptacle.
Guests should carry proof of the pet’s current vaccinations.
Pets are prohibited in ALL Campground buildings, including restrooms.
Dog Park: Polite pets only – no aggressive dogs or dogs in heat allowed in the dog park. Pet owner supervision required at all times. Keep pets on leash until inside the park and re-leash before exiting the park. Clean up after your pet. No pet food allowed in the dog park.
Noisy, vicious, or unruly pets are not allowed. Guests who are unable to control their pets must remove them from the premises, or the animal may be taken by local animal control authorities.
The Campground has the sole discretion to exclude dogs. The basis for exclusion may include, but is not limited to the following: breed-specific exclusions; due to their young age are exempted from state or local law vaccination requirements; are sick; are in heat; are aggressive, vicious, dangerous or potentially dangerous; require muzzling; or are easily frightened or sensitive, resulting in disruptive behavior (such as fighting or biting) in response to a stimulus.
The Campground is not responsible for and will hold accountable pet owner for any injury or damage caused by pet(s). In addition, the owner of the pet that causes injury or damage to others is expected to resolve the issue directly with the injured party.
Campground Amenities
Please report any issues with Campground amenities to the Office. Not all campgrounds have these amenities, and rules apply where applicable.
Laundry Room: Check all clothing, towels, sheets, etc. for items that will damage the machines. Do not leave your laundry in the washers/dryers for extended periods of time. Do not use more than two machines at a time. No fabric dyes or pet items. Clean the dryer filters and use the provided trash cans for lint and trash.
Bath Houses and Restroom Facilities: Please be courteous with your time spent in the facilities and clean up any personal items. Do not flush sanitary items, wet wipes, paper towels, diapers, etc. down the toilets. No hair dye.
Wi-Fi: The Campground’s Internet Access Network may only be used for lawful purposes. Transmission of any material in violation of federal or state statutes/regulations is prohibited.
Pool: Please abide by the posted rules. No lifeguard on duty – swim at your own risk. Children must be accompanied by an adult. Diving is strictly prohibited. No running, no glass, no large floatation devices, no pets. Proper swimwear required. The pool is accessible during posted hours.
Pond: Please exercise care when using the pond. Swimming is strictly prohibited – no lifeguard on duty and please use caution when nearing the pond. The pond is a natural habitat – be aware of the wildlife and plants in and around the pond and use at your own risk. Fishing is catch and release only. Children require adult supervision and must wear a life preserver. Boats or vessels are prohibited.
River: Please exercise care when using the river. No lifeguard on duty. Children require adult supervision and must wear a life preserver. The river is a natural habitat – be aware of the wildlife and plants in and around the river and use at your own risk. Fishing is catch and release only.
Boat Docks: Boat docks are intended to be used for the temporary mooring of vessels, and loading and unloading of passengers and gear. Swimming, fishing and other activities that would interfere with the intended use of the dock is prohibited. No lifeguard on duty. Parent supervision required. Life jackets required. Call 911 in case of emergency.
Playground: Please abide by posted rules. Use at your own risk. Improper use of equipment is prohibited. Children must be accompanied by an adult. Proper footwear required. No pets. Playground open from dawn until dusk. Do not use if equipment is wet or in inclement weather. Not responsible for injuries.
Jumping pad: Please abide by posted rules. Children must be accompanied by an adult. Do not jump if you have health issues. Do not use if equipment is wet or in inclement weather. Remove shoes, jewelry and any loose items before jumping. No flips or somersaults. No sharp objects. No pets. Do not jump near the edges of the jump pad. Not responsible for injuries.
Gem Mine: Children must be accompanied by an adult.
Courts: Please abide by any posted rules and hours. Be courteous of other players and model sportsmanship.
Nature: Please respect nature and do not feed the wildlife. Clean up after yourself, your pets and do not leave unsecured food out.
Additional and/or specific rules for the playground, jumping pad, swimming facility, courts, golf cart & bicycle rentals and other amenities will be outlined in the rental agreement or posted near the amenity.
Please do not cut, trim, or otherwise disturb the natural vegetation in and around the Campground. No nails, screws, or bolts in park trees.
Code of Conduct, Security & Emergencies
Quiet hours are 11pm to 8am
Parents are responsible for their children’s behavior and compliance with Campground rules.
Children under 12 must be accompanied by an adult at all times while on Campground premises.
Please be courteous to other guests and do not walk through other campsites.
Loud, objectionable noise is not allowed at any time.
Profanity, violence, disruption or inconsiderate behavior towards other guests and/or Campground personnel will not be tolerated.
Please leave the Campground facilities as you would like to find them. Please clean up after using Campground facilities such as rinsing the shower, sink, etc.
No soliciting of business is allowed on Campground property unless specifically permitted such as a Campground-sponsored event. Signs for the sale of products, services and RVs are not allowed.
No smoking, including vaping, in any Campground buildings or outdoor recreational amenities. Smoking is permitted at campsites but requests guests to be courteous of neighbors and dispose of cigarette butts in trash receptacles.
No possession or use of illegal drugs.
FIREARMS and FIREWORKS are PROHIBITED. Legal/illegal weapons, fireworks, firecrackers, slingshots, bows and arrows, pellet guns, toy guns, or anything that could be mistaken as a weapon are NOT permitted outside of RV.
Alcohol may be consumed on Campsites only, by those of legal age. With the exception of one’s own Campsite, the possession or consumption of alcohol is prohibited elsewhere on the Campground.
Video cameras are in use in common areas of the property. These devices, or lack thereof, are not a guarantee of personal safety or protection of personal property and are not a guarantee against criminal activity.
Management is not responsible for lost, stolen or damaged articles. Please be sure to keep your valuables and bikes locked when not in use.
Security camera footage is owned by the Campground.
In case of emergency, call 911.
If you need to call 911 and time allows, please call the Office so that staff can be prepared to escort the emergency personnel to your site.
If you observe any activity you believe to be of concern, please call the Office.
Extended Stay Policies
A current guest email address, phone number and emergency contact information must be kept on file with the Office.
Extended stays (28 nights or longer) may not be booked online and require a background check for guests 18 and older. Rates do not include electric usage which is billed back at the completion of each month at the prevailing electric rate per kWh.
Reservations canceled more than 15 days in advance of 9am on scheduled arrival date will be refunded less a $200 cancellation fee.
Reservations canceled within 14 days of 9am on scheduled arrival date will result in total forfeiture of deposit.
Any issues or concerns with your site or the property must be reported in writing via email to the General Manager. Photos are appreciated.
The following are not allowed on sites (including under the RV):
Occupancy of site under a Site Service Agreement cannot be transferred. Please contact the Manager if there is a need to terminate your agreement.
Please keep Site tidy and debris-free, including oil and mud.
Please keep grass cut on a regular basis including trimming around the sides of the RV and utility pedestal.
If Guest fails to maintain their site, they will be notified with a request to bring their site up to standard. If Guest fails to bring the site up to standard within 7 days of the date of notification, Campground will charge Guest a minimum maintenance fee of one hundred dollars ($100.00) per occurrence until the campsite is restored to standards. Payment is due within 7 days of fee assessment.
Only one canoe is permitted to be stored on each site.
More than one kayak may be stored on the site but must be stored under RV or hung on the shed.
Bicycles must be stored neatly at the rear of the site.
Trailers and boats must go into a storage area designated by the office. Storage fees apply.
All toys, sport items, miscellaneous items must be stored out of sight when not in use.
Garbage cans must be secured and out of sight when you are not at your site.
Patio furniture may not be left out when the site is not in use unless the furnishings are in the gazebo.
Furniture and any other deck items must be secured when you are not at your site, so they do not blow off of the site.
Large propane tanks over 100# are not permitted.
All loose items must be stored inside a shed, in a deck box or taken home at the end of the season. This includes, but is not limited to grills, furniture, decorations, swings, toys, flags, etc.
Only one gazebo, EZ-Up canopy, screen tent OR awning screen room is permitted on each site.
Gazebos must be prefabricated and may NOT have a solid surface roofing such as metal.
Gazebos must be secured to the deck or secured firmly in the ground.
Side curtains must be in the open position when the site is not occupied.
An EZ-Up type canopy is permitted but must be secured to the deck or ground.
Additionally, the EZ-Up top cover must be removed, and the frame lowered to the ground when not in use.
Screen tents are permitted but must be secured to the deck or ground.
Screen tents and “pop-up” style tents are strongly discouraged when you are not present on your site. You are responsible for all damage caused by items blowing off of your site.
Please check with the office before buying and installing skirting on your RV.
Skirting material must be prefabricated and intended for use as skirting. Skirting must be securely fastened and neat in appearance.
Concrete Patios
If you wish to enhance your seasonal site with a concrete patio, please notify the Office. The Campground will work with their preferred vendor to pour a concrete patio at a subsidized cost to the guest. Size is subject to space availability at the specific site. Timing subject to preferred vendor availability. Guest cost not to exceed 40% of the cost of materials and installation.Concrete Patios may not be altered in any permanent way – no railing, fencing, roofs or postsOutside vendors for concrete patio installation are prohibited.New decks are not permitted.
Concrete patios will become property of the Campground.
Existing Decks
Decks must be kept in good condition and free from rot and insects. Decks deemed unsuitable for use will be required to be removed.Decks must be easily moveable and not attached to your RV unit.
It is guest’s sole responsibility to be able to move/remove guest’s deck.
Please consult with the Office before buying and placing a shed on your site.
One (1) storage shed is permitted per site.
Sheds must be prefabricated, hard plastic style in neutral color. Sheds may not be built from scratch. No soft-sided sheds/carports are permitted.
Shed size must correspond to the space available on your site, with the maximum shed size permitted of 7×7’.
Shed location must be at the rear of site at least two feet from your neighbor and at least three feet from any utility line.
One (1) deck box is permitted per site.
Must be located on deck or at the rear of site.
Deck boxes must be a hard plastic type material in a neutral color.
Deck box style is top lid only.
One (1) propane or charcoal grill is permitted.
One campground-owned picnic table or if preferred, one guest provided patio set.
Painting tables is not permitted. Clear or cedar-tone semi-transparent stains are permitted.
One campground-owned fire ring or if preferred, one guest provided propane fire pit.
Fire pit must be located a minimum of 3 feet from the neighboring site and at least 10 feet from any RV, vehicle, utility pedestal, deck, propane tank or any other flammable surface.
No outside firewood is allowed to be brought onto Campground without management approval.
Firewood must be stored neatly at the rear of the site.
Firewood stacks may not be larger than 4 ft long x 4 ft wide x 4 ft high and must be neatly stacked.
Stacks may not be located within 3 feet of any utility line or within 2 feet of your neighbor.
Selling firewood to other guests is strictly prohibited.
Flags of current nations, states, provinces, sports teams, military, and college affiliations are permitted. No other flags, signs, banners, placards or other visible displayed item(s) are permitted including political party, confederate flags, or flags containing profanity.
Any and all permanent landscaping improvements made to site by guest must be approved by Campground, including and without limitation to trees and bushes, and become the property of Campground.
Flowers, lawn-type ornaments/statues, and solar lights are not permitted in the yard area.
Light strings & similar exterior ambience lighting must be turned off by quiet hours.
No lighting is permitted that interferes with another guest.
String lights are only permitted if attached to RV, RV awning or deck.
Area lights are permitted inside of gazebos or screen tents and no other area.
Maximum of 12 solar lights and/or solar lighted objects allowed.
Solar lights are not permitted in the grass.
Solar lights may be used on the deck/patio and in flowerpots.
NO lights in or on trees.
Guests are responsible for winterization of RV which includes disconnecting from all utilities (electric, water & sewer), replacing the sewer cap and stowing cords and hoses. Please advise Office if the sewer cap is not available. Campground is not liable for damages to the camping unit.
General Assumption of Risk & Liability
The Campground reserves the right to refuse service to anyone. This is a privately owned Campground facility, and failure to comply with these rules, the destruction of Campground property or the property of others, or misconduct may result in being removed from the Campground premises without a refund.
Guests may use the Campground, upon proper admission, at your own risk.
All Guests and their vehicles may be removed without a judicial hearing by law enforcement officers written notice for failure to pay full amount of space rental when due or for failure to comply with written rules and regulations of the Campground. The Campground assumes no responsibility for accidents, injuries, or losses from any cause. The guest agrees to carry and maintain in full force and effect adequate property and liability insurance on any vehicle or recreational vehicle Unit brought into the Campground.
The Campground shall not be liable for the inherent risks of camping, or the actions or omissions of others. guests and Guests of the Campground accept the privileges of using ANY AND ALL Campground facilities including, but NOT limited to, common grounds within the Campground, the campsites, pool area, other water attractions, the Camp Store, with the understanding that they hereby release and hold harmless the Campground, including its affiliates, members, managers, officers, employees, agents, contractors, family members or volunteers from any liability resulting in loss or damages to property and/or injury to themselves or their guests. Camping is an outdoor experience, and the Campground shall not be held liable for damage or injury that accompanies the inherent risk of camping. Without limiting the foregoing, the Campground is not responsible for any losses due to theft, fire, weather, flooding, nature, wildlife, accidents, or rushing or rising water. Entering upon Campground property, or connecting to any water, electric, or sewer connection in this Campground, constitutes acceptance of these Rules. Those who do so also release the Management, the Campground, its officers, members, managers and employees of all liability for loss or damage to property and injury to guest’s and Guest’s person arising out of Guest’s use of the Campground and facilities. These rules are for health, cleanliness, legality and welfare of all.
Guests agree to pay for any damages to “Campground property,” which may occur because of the actions of such guests. Guests agree to immediately report any accident, injury, or property damage to the manager/staff member of the Campground. If a hazard or dangerous situation exists on the Campground, Guests will notify the manager/staff of the Campground immediately. Guests agree to take full responsibility for themselves and all people in their party, including minors and pets. If there is damage, missing or stolen items, or excessive cleaning required, the card on file will be charged accordingly.
